What makes a paint job last

Paint is the easy part, prep is the job

Almost any paint job looks fine from across the room on day one. What sets a professional job apart shows up close a year later: no flashing patches, no cracked caulk, no ragged tape lines and no paint on the outlet covers.

We fill and sand nail holes and cracks, caulk trim joints, spot-prime repairs and cut lines by hand. Bathrooms and kitchens get mildew-resistant finishes for Central Florida humidity; trim and doors get a hard enamel that cleans easily.

For exteriors we prep and paint stucco, trim, doors and garage doors with coatings made for sun and summer storms, and we help with the color submission if your HOA requires approval.

Every painting job includes

  • Furniture moved and covered, floors masked
  • Nail holes, dents and cracks filled and sanded
  • Caulking of trim and baseboard joints
  • Spot-priming of repairs and stains
  • Two finish coats, hand-cut lines, final touch-up walk

Which sheen
for which room?

The right sheen matters as much as the color, especially with Florida humidity. What we recommend:

FinishLookBest forWhy
Flat / matteNo shine, hides flawsCeilings, low-traffic roomsHides surface imperfections best
EggshellSoft, low sheenLiving rooms, bedroomsWipeable, still forgiving
SatinSmooth, slight glowHallways, kids' rooms, bathroomsScrubbable; mildew-resistant lines for baths
Semi-glossShiny, hardTrim, doors, cabinetsTough enamel that stands up to cleaning
Exterior elastomericFlexible, thickStucco wallsBridges hairline cracks, sheds Florida rain

Painting an older home? In homes built before 1978, federal EPA rules require lead-safe work practices when painting disturbs old paint — we'll tell you upfront if your project falls under these rules.
