Epoxy vs Polyaspartic vs Polyurea Garage Floors in Florida

Three-car garage with flake floor coating

If you’re getting quotes for a garage floor in South Florida, you’ll hear three words: epoxy, polyaspartic and polyurea. They’re all “floor coatings,” but they behave very differently in our climate. Here’s how we explain the difference to customers in Miami, Aventura and Hollywood.

The short answer

  • Epoxy is a thick, hard base coat that bonds very well to concrete. It’s great indoors, but it yellows under UV light and cures slowly.
  • Polyurea is fast-curing and flexible. It’s often used as a base coat in “one-day” systems.
  • Polyaspartic is a type of polyurea made for topcoats: UV-stable, clear, abrasion-resistant and fast to cure.

Most good garage systems combine them: a base coat, decorative flake, and a polyaspartic topcoat that protects against sun and hot tires.

Why Florida matters

Three things are hard on floor coatings here:

  1. Sun. Open garage doors, patios and pool decks get direct UV. Epoxy alone ambers and chalks within months outside. Polyaspartic stays color-stable.
  2. Heat. Hot tires coming off the highway can soften and lift weak coatings (“hot tire pickup”). Proper grinding and a quality topcoat prevent it.
  3. Moisture. Slabs on grade can push moisture up. Coatings fail when they’re rolled onto smooth, unprepared concrete. Diamond grinding opens the surface so the coating grabs.

What we install in Miami garages

For a typical home garage we use a flake system: diamond-ground concrete, crack repair, a base coat, full flake broadcast and a clear polyaspartic topcoat. It hides imperfections in the slab, adds texture so it isn’t slippery, and stands up to oil, chemicals and hot tires.

For interiors where the floor is the design, like living rooms, showrooms and barbershops, we use metallic epoxy, because epoxy is what makes the marble effect possible. It isn’t exposed to direct sun there.

For outdoor areas we skip plain epoxy entirely and use a UV-stable polyaspartic system with anti-slip texture.

How much does it cost?

Our starting prices for typical Miami-Dade and Broward projects:

  • One-car garage flake system: from $1,350
  • Two-car garage: from $2,250
  • Patio or pool deck polyaspartic: from $6 per sq ft

The biggest variables are the size, the condition of the concrete and whether an old coating has to be ground off.

The part that matters most: prep

Almost every peeling garage floor we see has the same story: the coating went onto smooth or dirty concrete. Whatever product you choose, ask the installer:

  • Will the floor be diamond-ground, not just acid-washed?
  • How will cracks and spalls be repaired?
  • What’s the topcoat, and is it UV-stable?

If the answers are vague, the floor probably won’t last.
