Why it fails — and how we prevent it

Epoxy is only as good as the concrete under it

Most peeling epoxy floors in South Florida fail for the same two reasons: the concrete was never properly opened up, or moisture pushed up through the slab. A roll-on kit over a washed garage floor looks good for a few months, then lifts under hot tires.

We grind every floor with diamond tooling to a profile the coating can actually bond to, repair cracks and spalls, and test the slab for moisture before choosing the system. Indoors we use epoxy base coats; anywhere the sun reaches — patios, open garages, pool decks — we finish with a UV-stable polyaspartic or polyurethane topcoat so the floor doesn't yellow.

The result is a seamless, easy-to-clean floor that resists oil, hot tires, chemicals and salt air — in a garage in Miami Gardens, a patio in Hollywood or a showroom in Wynwood.

We install epoxy, polyurea and polyaspartic garage floor coatings, non-slip patio and pool deck coatings, and commercial concrete coatings across North Miami, North Miami Beach, Aventura, Miami Gardens, Hallandale Beach and Hollywood.

Every epoxy job includes

  • Diamond grinding and dust-controlled vacuum
  • Crack, joint and spall repair
  • Moisture test and primer chosen for your slab

Epoxy systems we install

Different spaces need different systems. We'll recommend one after seeing the slab — here's what's available.

Most popular · Garages

Flake epoxy (full broadcast)

Decorative vinyl flakes broadcast to full coverage, sealed with a clear topcoat. Hides imperfections, textured for grip, very durable.

Showrooms · Interiors

Metallic epoxy

Pearl and metallic pigments create a marble or liquid-metal look. A statement floor for living areas, studios, salons and retail.

Warehouses · Workshops

Solid-color epoxy

A clean, bright, chemical-resistant floor with optional safety lines and anti-slip texture. Fast to clean, easy to maintain.

Outdoor · Fast return

Polyaspartic coating

UV-stable and fast-curing — ideal for patios, open garages and pool decks in full Florida sun. Usually back in use in about a day.

Low maintenance

Clear sealer & grind-and-seal

For concrete you like as it is: ground smooth and sealed against stains, dust and moisture.

FAQ

Epoxy flooring questions

How much does an epoxy garage floor cost in Miami?

It depends on size, slab condition and the system. A typical two-car garage with a full-flake system is quoted after a free on-site measure — see the starting prices above, or send us photos and the garage size for a same-day ballpark.

How long does epoxy last in Florida?

A professionally ground and coated floor commonly lasts many years in a residential garage. What shortens its life is poor prep, slab moisture and UV exposure — which is why we grind, test moisture and use a UV-stable topcoat where there's sun.

Will epoxy turn yellow in the sun?

Standard epoxy can amber under UV. For patios, open garages and pool decks we use a polyaspartic or aliphatic polyurethane topcoat that stays clear in sunlight.

How soon can I walk and park on it?

Typically light foot traffic the next day and cars after several days, depending on the system and temperature. Polyaspartic systems return to service faster. We give you exact timing for your floor.

Is epoxy slippery when wet?

A smooth gloss finish can be. Flake floors have natural texture, and we add an anti-slip aggregate to the topcoat for patios, pool areas and commercial kitchens.

Can you coat over old paint or peeling epoxy?

Not directly. Old coatings are ground off first — coating over a failing layer just means the new floor fails with it.

What's the difference between epoxy and polyurea garage floor coatings?

Epoxy is a thick, strong coating that's ideal for enclosed garages but can yellow in direct sun. Polyurea and polyaspartic coatings cure faster, stay flexible and are UV-stable, so they're better for open garages, patios and pool decks. Many Miami garages get a hybrid system: an epoxy or polyurea base, full flake broadcast and a polyaspartic topcoat.

Do you install non-slip coatings for pool decks and patios?

Yes. We add an anti-slip aggregate to a UV-stable polyaspartic topcoat for pool decks, patios, ramps and wet areas, so the surface keeps its grip when wet.

Do you install epoxy floors in North Miami and North Miami Beach?

Yes — North Miami, North Miami Beach, Aventura, Miami Gardens, Hallandale Beach, Hollywood and the rest of Miami-Dade and Broward.
